Great location, two blocks to the cenote and one block to the main square. Nice pool, cold aircon and friendly and helpful staff. Breakfast was 130 pesos and freshly prepared. Valladolid is a pretty town with plenty to see. San Roca is not as fancy as a couple of other places in town but it has everything you need at the right price.

A great food town. Everything form $1.50 street tacos to fine dining.
Over a two week period we only had 1 bad meal.
We suggest skipping the restaurants around the main square. Expensive and not the best food in the city.
Everything within walking distance. Interesting museums, local market and a bee farm.

Good access because of the Train Maya, but, if traveling using the Train Maya, double check the schedule, is only 3 times per day, that the train goes to Can Cun.
If you have the time, are plenty of places near by to visit Chichen Itza, and Ek Balam pyramids, Cenotes, Churches, plus the regional food, just outside the ADO terminal, is a lady selling "panuchos", is a very simple snack that will surprise you with its flavor, totally recommended, I will go back, just to taste this delicious food.

Wonderful city well worth a visit.
Wonderful city well worth a visit. A long stay here would be perfect. Handy to visit the nearby ruins at Chichén Itzá and close enough to the airport without staying there, With a car an ideal pace to explore towns, villages, cenotes and ruins nearby. Beaches are not far away. All around delightful city with friendly and helpful people. Felt completely secure here. Would definitely stay here again.

It's a beautiful, old Mexican town that's hip — Spanish speaking, not touristy. Cenote Zaci is near the large Central Park with a beautiful Cathedral. There are a variety of good restaurants and places to stay, a great light show at an old convent. It's close to Chichen Itza, more area cenotes, day trips, and tours. People are friendly and helpful.
Travelling in Mexico might occasionally be complicated. Yet, Hotel Los Frailes is a modern and gorgeous hotel that has everything you need to explore Yucatan. The receptionist Jesus was very helpful and provided us with a lot of information about Valladolid and how to reach the best locations and restaurants.
The building was recently renovated and it has everything you need, including a beautiful pool.
The neighbourhood might seem a bit dodgy at night, but it is absolutely safe. Also, the parking slot is quite big and it is easy to park.
The staff were incredibly accommodating and helpful. The entire grounds of the hotel far exceeded our expectations. The pools, dining area and cleanliness of the rooms and grounds were very apparent. The manager was onsite every day and checked in with staff and guests to make sure everything was running smoothly. We had alot of fun walking around and exploring Valladolid and were close to everything (centro, bus station, grocery store, taco stalls). We would go back and stay again in a heartbeat!
A nice old colonial style place turned into a hotel, well located near the central square of Valladolid and within walking distance of the bus station. The locally roasted coffee provided for the room's coffee maker was a nice touch and not something you see the likes of very much at this price point, the WiFi was consistently strong, and there was an air conditioner in the room—though it mostly cooled off enough at night that it wasn't needed in the winter—and the room was quiet at night.
Our bus had a delay so we were one hour late than our original schedule for arrival but the hotel saved us our room, the staff was really kind (it was 22:45 showed us to our room.
the room was clean, smelled really nice. Loved!! the bathroom. We even get free water.
On top of the building is terrace to just chill. Near city center- 5min walk. Around are the cafes, restaurants, shops,…
ADO bus stop is just 10min walking distance.
Definitely recommend for anyone who is in Valladolid!
TJesus at the front desk, was fantastic. Jesus also possesses great English skill, as my Spanish and Mayan are weak. The waitress/ front desk lady was also very helpful, combined they make a fantastic team. The resteraunt was very good, menu selections were limited, assume it has to do with Covid. The included breakfast was very good as well. The hotel is 5 blocks from the monastary that normally has a fantastic light show tracing the history of Valladolid area.
I stayed here two summers ago and wanted to return. It is quiet and comfortable. The proprietors are welcoming and kind. It is a family run place. There are shady garden areas, places to relax and a pool. There have been some updates. There is an upper terrace area for cooking if you like to prepare your own meals or to keep snacks/drinks. There is wifi in all areas of the hotel. The location is central to all areas of interest in and around Valladolid.
This hotel is gorgeous, there is so much character and the art work is beautiful, the staff are amazing! Lots of hammocks and places to chill by the pool. The location is great, right in the centre of Valladolid which is a lovely town. The included breakfast was also delicious. Free parking off the street. We loved staying in Valladolid for a few nights as it was a great base for all the nearby ruins and cenotes. We hope we can come back soon!
The property was an oasis in the middle of hot Valladolid. The grounds, plants, and landscaping prove that the family who owns the property/hotel have maintained and nurtured the area for decades. The included breakfast was a multi-course treat (fresh juice daily, a fruit course, homemade coffee cake, a main breakfast dish, and a lovely small dessert of Neapolitan flan). The staff were attentive, kind, and knowledgeable.
This is a fabulous hotel. It feels like an upscale boutique hotel with very friendly and helpful staff. It is beautifully furnished and has both AC and a fan. The pool is inviting and clean and had lots of greenery and French style cafe tables and chairs as well as chairs for lounging around it. Very tasteful! There was even a great restaurant within a 5 minute walk. I would recommend it very highly.
Secluded in a small jungle surrounded by singing birds ! Cute boutique hotel one of the best in Valladolid . The breakfast was out of this world ! The service was even better - we booked one night and ended up staying another night getting an amazing room with a jaccuzi for the same price ! The whole experience was a great way to start off the trip!
Wonderful welcome at this beautiful hotel with large comfortable rooms about a 20 minute walk from the main attractions in Valladolid. Loved the included items in the mini bar and the included parking space. (I did contact them ahead to reserve a space.)
Fantastic wifi.
There wen't many room options in Valladolid for a family of five. The room we got was actually two adjoining rooms. Spacious. Great location near the zocalo. The rooms in the original part of the hotel are converted rooms from an old college - very happy with stay.
Quite central, was able to park on street outside hotel without any problem. Colonial style boutique hotel. Breakfast was an additional cost which we availed of for convenience which was very nice.
Boutique hotel that hit all of comfort factors. In house restaurant is delicious and the landscape of the hotel has plenty of encloses to find your hidden paradise.
